Greetings from the collector’s office! I hope everyone is staying cool during these hot summer days. We are staying cool but gearing up for the 2010 Land Tax Sale in August and preparing to add the city taxes for Waynesville and St. Robert to our 2010 county collections. The addition of the 2009 Crocker City taxes to the 2009 Pulaski County statements went smoothly, and we are looking forward to the addition of St. Robert and Waynesville city collections to this year’s tax season.
In light of this, Waynesville and St. Robert city residents will not receive a separate 2010 tax statement for city real estate and/or personal property (St. Robert does not have a personal property tax as of 2010). The city tax amounts will appear as another line item in the list of taxing entities on the 2010 Pulaski County Tax Statement/s and added to the total amount due. These changes will benefit city residents by taking care of both tax amounts (city and county) on the same statement, and if both county and city real estate taxes are current, real estate property owners have an option to enroll in the 2011 Real Estate installment plan. Enrollment in this plan allows the real estate taxes to be paid over 11 months through an automatic withdrawal from a checking or savings account. This plan was implemented in our county real estate collection for 2010 and worked well for over 100 taxpayers whose 2010 taxes will be paid in full in November. At this time the installment plan is available for real estate taxes only.
The beginning of summer always brings inquiries about the annual Land Tax Sale. The annual sale is held the fourth Monday of August in every county in the state, as mandated by Missouri State Statutes; the fourth Monday this year falls on August 23rd and will be held at 10:00 A.M. in the lobby of the courthouse. Delinquent real estate accounts owing three years (2007, 2008, and 2009) are mandated by Missouri State Statute to be sold for the tax amount due plus fees. If the 2007 tax amount is paid before the sale date, the property is removed from the sale. The first published list of properties was in the Daily Guide July 16th, and updated lists will run consecutively the next three Fridays. Our web site, www.pulaskicollector.com, also provides a link to the daily updated list until the sale date, and it includes a link to the assessor’s new GIS web site that shows an aerial view of properties in the county, www.pulaskicogis.com. The purpose of the Land Tax Sale is to pay delinquent real estate taxes only and has nothing to do with the delinquency of mortgage payments and the sale of property due to nonpayment of mortgages. Neither does the collector’s office have information from banks, mortgage companies, nor attorneys representing financial entities concerning the dates and locations of the sale of foreclosed properties.
